Mould exposure means breathing in mould spores, particles or toxins released by damp buildings over time. If you have felt unwell for months, and no one can quite explain why, mould exposure is one possibility worth understanding. Most of us picture mould as a black patch in a bathroom corner. But it does not have to be visible to have an effect. Mould can grow quietly inside a building, behind plasterboard, under flooring, or within damp walls and ventilation, releasing tiny spores and other particles into the air you breathe every day.

This matters because damp and mould are common. The World Health Organisation estimates that dampness affects somewhere between 10% and 50% of indoor environments across Europe, North America, Australia, India and Japan [1]. So this is not a rare or unusual problem. It is one many people live with without realising.

In this article we walk through seven signs that mould exposure could be playing a role in how you feel. Some are well recognised. Others are newer areas of research where the picture is still forming. We will be honest about which is which, so you can weigh things up sensibly rather than jump to conclusions.

What is mould exposure, and can it affect you if you cannot see it?

Mould is a type of fungus. When it grows on damp surfaces it releases spores, tiny fragments and, in some cases, compounds called mycotoxins into the air. Breathing these in, day after day, is what we usually mean by mould exposure. The species most associated with serious indoor exposure is Stachybotrys chartarum, often called “black mould,” but many other genera (including Aspergillus, Penicillium and Cladosporium) are common in damp buildings too.

The important point is that you do not always need to see mould for this to happen. Moisture can build up inside a building’s structure, in cavities, under floors, or within heating and ventilation systems, where mould can grow out of sight. A musty smell, a room that never quite dries out, or a history of leaks or flooding can all be clues, even when there is nothing obvious on the walls.

The health effects of damp buildings are well documented. Reviews by the WHO and the US Institute of Medicine concluded that living in damp, mouldy environments is linked with a range of respiratory symptoms, allergies, asthma and effects on the immune system [1]. The NHS notes that mould can produce allergens, irritants and sometimes toxic substances. Some people are considerably more sensitive than others — young children, older people, and anyone with existing breathing problems or a weakened immune system are named specifically as higher-risk groups [2].

What is less settled is how far mould exposure reaches beyond the lungs, into the gut, the nervous system and the immune system more broadly. That is where the following seven signs come in. For some, the evidence is strong. For others, it is early but common knowledge among experienced mould literate practitioners.

1. Gut and digestive symptoms that will not settle

Ongoing bloating, loose stools, cramping or a sense that your digestion has “never been right” can have many causes. Mould exposure is one that is often overlooked. Our previous blog does a deep dive into when gut issues might be coming from mould.

Mycotoxins, the compounds some moulds produce, have been shown to affect the gut. In laboratory and animal studies, they can disturb the lining of the intestine and shift the balance of the gut microbiome [3]. Much of this research looks at mycotoxins in contaminated food rather than inhaled building exposure, so we should be mindful of this. But it offers a plausible mechanism for why gut symptoms and mould might travel together. Also, when exposed to a water damage building the level of toxin exposure far outweighs that from dietary exposure, and so you could argue the impact could be far greater.

It is worth keeping perspective here. Bloating and irregular bowels (constipation, diarrhoea and fluctuating between the two) are extremely common, and are frequently linked to things like fermentable fibres (sometimes called FODMAPs), stress, or conditions such as IBS, rather than mould. Mould is one thread to consider, not the first place to jump. In my own clinical work I began looking more closely at building exposure after noticing that a number of clients with stubborn gut and SIBO-type symptoms, who had tried elimination diets, supplements and stress work without lasting change, had lived or worked in water-damaged buildings. That is a clinical observation, not proof, but it is what prompted me to pay attention.

2. Histamine-type reactions, such as flushing, itching and new food sensitivities

Some people notice they have become “reactive” to everything: foods that never used to bother them, alcohol, heat, or scents. This can show up as flushing, itching, hives, a runny nose or headaches, and it points towards histamine.

Histamine is released by immune cells called mast cells. Research suggests that mould and fungal particles can activate mast cells, prompting them to release histamine and other inflammatory messengers [4]. This is proposed as one reason why some people with mould exposure develop histamine-type symptoms.

3. Brain fog and difficulty concentrating

“Brain fog” is one of the most common complaints from people who suspect their environment is making them unwell. It can feel like slow thinking, poor memory, or struggling to find words.

A carefully controlled 2020 study exposed mice to mould spores (microscopic, reproductive units released by fungi that float through the air) and found signs of inflammation in the memory centre of the brain, reduced growth of new brain cells, and clear memory problems [5]. Interestingly, even spores stripped of their toxins caused some of these effects, suggesting the immune response to mould itself, not just mycotoxins, may be involved. This is animal research, so it cannot be read straight across to humans. But it gives biological weight to something people have described for years.

4. Low mood, anxiety or irritability

Mould is not something most of us associate with mental health. Yet one of the largest studies on the subject, covering almost 6,000 adults across eight European cities, found that people living in damp, mouldy homes had a higher risk of depression [6].

The researchers were careful to say this does not prove that mould causes depression [6]. The link appeared to be driven partly by mould-related physical symptoms, such as fatigue and wheezing, and partly by the stress of feeling little control over your home. Even so, if your mood has dipped alongside physical symptoms and a damp living or working space, it is a pattern worth noticing rather than dismissing.

5. Fatigue that rest does not fix

Deep, persistent tiredness, the kind that a good night’s sleep does not touch, is a frequent theme in people who suspect mould.

The 2020 mouse study on mould inhalation described earlier also documented “sickness behaviour” in mould-exposed animals — a pattern of fatigue and withdrawal driven by inflammation [5]. In people, a much-discussed 2013 study reported that most patients with chronic fatigue syndrome had mycotoxins detectable in their urine [7]. It is however still suggestive, not conclusive. The honest summary is that fatigue is a genuine part of the mould picture for many people, but the strength of the evidence varies.

6. Respiratory and sinus symptoms

This is the sign with the strongest evidence behind it. A cough that lingers, wheezing, a tight chest, a blocked nose or recurring sinus problems are the effects of damp and mould that researchers are most confident about.

A large meta-analysis found that dampness and mould in the home were associated with roughly a 30% to 50% increase in respiratory and asthma-related symptoms [8]. The authors were clear that this does not prove mould causes these problems, but the pattern was consistent enough to support taking damp buildings seriously [8]. The NHS lists respiratory problems, infections, allergies and asthma among the effects of living with damp and mould [2].

7. Feeling noticeably better when you are away from home

Perhaps the most useful sign of all is a pattern in time and place. Many people find their symptoms ease when they are away, on holiday, staying with family, or working elsewhere, and then creep back when they return.

If several of your symptoms consistently lift when you leave one building and return when you go back, that is a clue worth paying attention to. It is not something the research above set out to test directly — those studies looked at prevalence and health associations, not symptom timing — but it follows logically from damp and mould being a driver of symptoms in the first place, and it is a pattern clinicians take seriously. This is not a diagnostic test on its own, and other things change when we travel too, from stress levels to diet. But it is worth tracking honestly.

Why might your symptoms improve when you leave the building?

The simple explanation is exposure. If mould or damp in a building is contributing to your symptoms, then spending time away lowers your day-to-day exposure, and your body has a chance to settle. When you return, exposure rises again, and so can the symptoms.

A helpful way to make this concrete is to keep a short diary for a few weeks. Note your main symptoms each day, and where you were. Patterns that are hard to feel in the moment often become clearer on paper.
